question1-ville-rose-immobilierWhat is the procedure for booking an apartment?

1.Select the apartment you want.
2.Fill up and send us a rental application form.
3.One of our advisors will check the availability of the desired accommodation and will send you a confirmation email and the list of the documents that you need to provide.
4.You must return us the signed documents with  the security deposit 
5.We proceed to the drafting of the lease. We send it to you for your signature with the payment procedure and the information required for entry to the apartment.


The price  is the monthly rent for the room per person.

Payment in Euros accepted: Paypal, Bank Transfer, Cheque and cash.

question1-ville-rose-immobilierWhat and when do I pay? 

For a yearly rental, the tenant must pay three figures that correspond to the following: To be paid in advance 1.Booking deposit, paid when booking and equivalent to one months rent including charges To be paid on arrival on the day of entry to the apartment 2.The security deposit, equivalent to one months rent excluding charges. 3.The agency fee, a one off payment equivalent to a months rent excluding charges. Note ; Subsequent rents to be paid not later than the 5th of each month by bank transfer.

question1-ville-rose-immobilierWhat is the security deposit? 

The deposit is used to cover any repairs, replacements or cleaning that may be needed after the departure of the tenant. The deposit should not be considered a part payment of rent.

question1-ville-rose-immobilierWhen and how is the security deposit returned? 

If no damage is found, the inventory is complete and the apartment is in a clean condition, the deposit check will be returned no later than 30 days after the date of your departure.

If the conditions above are not met, the balance of the deposit will be refunded, after deduction of any necessary expenses required, within a maximum period of two months after your departure.

question1-ville-rose-immobilierWhat reasons can cause the deposit not to be returned in full? 

Any actions not allowing the return of the apartment in the same condition as when the tenancy started: broken dishes, TV, Hi-fi damaged, destroyed furniture, walls and upholstery soiled or damaged, broken glass and mirrors, paintings or decorative items broken or missing, stained or fire damaged furniture and fittings, stained or broken household items, linens and towels absent and personal belongings of the tenant not removed, ect.

Yes, Ville Rose Immobilier draws for each tenant an individual lease without any joint liability between roommates so you keep your financial and legal independence.

All our apartments are eligible for APL. Students may, under certain conditions, receive assistance

from the Family Allowances Fund (CAF) for their accommodation. For this aid, you must meet

certain conditions, visit: www.caf.fr

question1-ville-rose-immobilierArrival and Departure arrangements ? 


You will be welcomed by one of our advisors at the apartment. Arrival times are usually arranged between 09:00 and 18:00. We need you to tell us as soon as possible, in advance, the time of your arrival. Arrivals outside these hours, or on Sundays and holidays, can be arranged for a supplement

Late Arrivals :

In case of late arrival, we ask that you notify us as soon as possible. Any delay greater than one hour that is not notified will be charged at 20€.


These are usually held between 09:00 and 18.00. If you must leave before 09.00 an extra supplement fee will be charged. We need you to tell us as soon as possible, in advance, the time of your departure. Departures outside these hours, or on Sundays and holidays, can be arranged for a supplement fee

Late Departures:

Any delay or failure to leave the apartment by more than one hour of the arranged time will be charged at 20€ per hour

question1-ville-rose-immobilierWho will be present at the handover of the keys? 

Your Ville Rose Immobilier’s advisor will welcome you at the apartment at the time agreed, by previous arrangement. Together you will agree the status of the property and the inventory of the furniture and equipment

question1-ville-rose-immobilierWhat can the premises be used for? 

The apartment is rented exclusively as a temporary residence for recreational use. It can not be the main or even secondary residence and the tenant may not engage in any business, craft or other profession.

question1-ville-rose-immobilierAre pets allowed? 

Pets are not allowed in any of our apartments.

question1-ville-rose-immobilierIs smoking allowed in the apartments? 

The majority of our apartments are non-smoking. If you want a smoking flatshare please mention it when you book so, if one is available, we can arrange an apartment with other roommates who also smoke.

question1-ville-rose-immobilierWhat are the rules of life, for roommates, to live in harmony? 

In each apartment, roommates are free to set their own rules, in agreement with each other of course! Each tenant must make sure that the common areas of housing are clean and must also respect the rules of the condominium.

question1-ville-rose-immobilierIs linen provided in the apartment? 

No, linen is not provided by Ville Rose Immobilier but we can offer you a linen kit consisting of sheets, duvet, duvet cover, pillowcases, bath mat, towel and kitchen towel for 150€

question1-ville-rose-immobilierTelephone and television service, are they included in the rental price? 

Television and phone service are not included but can be installed at your expence. Ville Rose Immobilier can offer rental of a flat screen TV from 25€ per month. There will be a deposit against damage for the TV that will be returned to you at the same time as your security deposit.

No, the rent does not include subscription or consumption of gas, electricity and telephone.

For international bank transfer, you will have to pay bank charges.

question1-ville-rose-immobilierCan I cook in the apartment? 

Of course! All our apartments are equipped with the necessary equipment.

question1-ville-rose-immobilierIs contents insurance included ? 

Yes, although the owner already has insurance for the property, you must as a tenant, have a home

insurance for the contents. Ville Rose Immobilier includes home insurance in the rental cost.

question1-ville-rose-immobilierIf I cancel, what are my liabilities ? 

If you cancel 45 days or less before your arrival date, in writing, your deposit is forfit.

If you cancel more than 45 days before your arrival your deposit will be refunded in full less an

administration fee of 50€. Cancellation must be received in writing, email or fax, not by telephone.

During your stay, it may be possible to leave before the end of the contract with a minimum notice of 30 days.
